Expert Deck and Patio Cleaning

Deck, patio and walkway washing for North Jersey homes

Grey wood, slick bluestone, dull flagstone and hazy pavers, washed with pet-safe treatments while the planting along the walk stays covered.

What actually goes wrong underfoot

Wood goes grey first. A deck that was warm cedar or brown pressure-treated lumber a few summers ago turns silver, then dark where the shade sits, and the surface gets fuzzy and slick after rain. Bluestone and flagstone fail a different way. Algae settles into the low spots, the stone gets slippery, and a walk that was a mix of rust, blue and tan reads as one dull grey stripe.

Pavers have their own problem. Salts rise out of the base and dry on the surface as a chalky white haze, which is efflorescence, and dirt packs into the joints until the pattern disappears. None of this is damage you have to live with. It is a layer sitting on top of the material, and the job is lifting it without hurting what is underneath.

How the work is done, and what gets protected

Modern Powerwash lists deck restoration, patio cleaning, walkway revitalization, pet-safe treatments and landscaping protection as one service, and the order matters. The planting along the walk gets covered before any water moves. Jamie W. wrote that the crew takes the time to be sure any “fragile plants or shrubs” are covered before they begin working, and Eric L G. noted the team was “careful of deck & lawn components”.

Wood gets a gentler hand than stone. Soft decking and old boards will not take a hard pass without fuzzing or gouging, so the pressure is chosen for the board in front of you, not set once for the day. Stone and pavers can take more, hot or cold water as the surface calls for it. Where the treatment touches grass, pets or garden beds, the pet-safe products are the ones in the tank.

Keeping it clean once it is clean

A washed deck is bare wood, and bare wood weathers fast. Deck staining and sealing is part of what Modern Powerwash does, and Anita C. had both of her decks washed and waterproofed or stained in one visit. Bob C. wrote that he “thought I might have to replace my aging deck” and the crew “made it look like new”. Wood has to be clean and fully dry before stain goes on, which is why the washing and the sealing are best planned as one job.

Pavers follow the same logic: paver restoration and paver sealing keep the joints locked and the colour from fading back to haze. Pool deck cleaning rounds out the list for backyards that get heavy summer use. Call (973) 777-6336 for a free quote and Tom will talk through which surfaces need a wash, and which also need a seal.

Two surfaces, two jobs

Drag the wash line across the wood and the stone.

Both of these are Modern Powerwash job photos, before and after on the same property. The timber stairs went from weathered grey to warm cedar. The flagstone walk got its colour back.
