Expert Roof Washing Services

Roof washing that takes the moss, not the shingles

Moss mats, black algae streaks and rust stains lifted with a low-pressure roof shampoo method. Gutters cleared on the way down. North Jersey roofs since 1988.

What is actually growing on your roof

A roof does not get dirty the way siding does. What you see up there is alive. Moss grows in thick mats that hold water against the shingles, the black streaks running down a slope are algae, and the orange-brown stains are rust that has settled into the surface. Shade and overhanging branches are where it starts, because those patches stay damp the longest. A roof under oak trees will usually show all three.

Modern Powerwash has been washing roofs across North Jersey out of Clifton since 1988, and the heavy moss roof under the oaks on this page is one of the crew's own jobs. You do not need to climb a ladder to know whether you have the problem. If the roof looks darker than it did five years ago, or there is green fuzz along the north slope, it is worth a call.

Low pressure, roof shampoo, no blast

A shingle is a layer of granules set into asphalt, and a pressure washer pointed at it knocks those granules loose. So roofs do not get the high-pressure treatment. Tom and the crew use a specialized roof shampoo method with low-pressure roof cleaning, built so the cleaning solution does the work on the moss and algae while the water pressure stays gentle on the shingles.

The same visit covers the edges of the job. Black streak roof treatment for the algae, gutters cleared of what comes down off the roof, and skylight cleaning when there are skylights to do. The shrubs and plants below the eaves get covered before the wash starts, which is exactly what customers on the Modern Powerwash reviews page say the crew does.

Why wash a roof at all

Modern Powerwash lists five reasons, and they are the right five. A washed roof lasts longer, looks better from the street, avoids repairs that cost real money, keeps the roof doing its job on energy efficiency, and loses the organisms that were feeding on it. Moss that is left alone lifts shingle edges and keeps the deck damp, which is how a cleaning job turns into a repair job.

Rust stains over cedar

Drag the line and watch the rust come off.

Rust does not look like moss and it does not come off like moss.

It is an iron stain, and it shows as orange streaks down the slope. It gets its own treatment on the way through. Every roof is quoted free, as the job in front of us.

Rust stain removal is on the Modern Powerwash service list next to moss removal and black streak roof treatment, and low-pressure roof cleaning keeps the shingles, and the siding below them, in one piece.
