Cleaning with "Soft-Wash" Technology
"Soft-Wash": lower pressure, more water, hot or cold
A precise combination of lower pressure and increased water flow, in both hot and cold options. Gentle on vinyl, stucco and certain roofing, hard on mold and mildew.
Less pressure, more water
Soft-Wash is a precise combination of lower pressure and increased water flow, available in both hot and cold options. Instead of blasting a surface until the dirt gives up, the water moves across it in volume and carries the growth away. Most surfaces can be cleaned this way, because the method varies the pressure to suit whatever is being washed.
Modern Powerwash does both. The crew is skilled in high-pressure power washing for the surfaces that can take it, like concrete, and in the gentler Soft-Wash method for the ones that cannot. The surface decides which it gets, and that is the reason a siding job and a driveway job on the same property are not washed the same way.

Which surfaces get the gentle treatment
Soft-Wash is a natural fit for vinyl siding, stucco and certain roofing materials, the surfaces where pressure does damage faster than dirt does. In practice that covers exterior house cleaning, deck and fence restoration, driveway and sidewalk cleaning, commercial property maintenance, roof treatments and gutter cleaning.
The same method runs on a North Jersey colonial in Clifton and on a storefront sidewalk. Homes and commercial buildings both get washed, and both get a free quote first.
What it takes off, and what it leaves alone
Soft-Wash eliminates dirt, mold and mildew, and it helps mitigate household allergies and the rot and decay that organic growth leaves behind. Mold and mildew that sit on siding are not only a cosmetic problem, and that is a large part of why this method exists.
It leaves the garden alone too. Teresa M., from the Modern Powerwash reviews page, wrote: "When the power washing is completed, my house sparkles, and the solution he uses has no negative impact on my garden plants."
Modern Powerwash has been doing this out of Clifton since 1988, under HIC LIC #13VH08949200. The phone is (973) 777-6336.

Two taps, one method
Hot or cold is a choice the surface makes.
Hot
In general trade terms, warm water is the call when the dirt is greasy, oily or built up in layers. Heat loosens that kind of film faster than cold water can, so the surface spends less time under the wash. Think of the stained patch of a driveway, an old walkway, or a surface that has gone years between cleanings.
It is still the Soft-Wash method, with the pressure kept lower and the water flow kept up. The temperature changes what the water can dissolve, not how hard it hits.
Cold
Cold is the everyday setting for living growth: green algae and mildew on siding, mold on a deck, the dark streaks on a roof. Those come off with the cleaning solution and plenty of water, and cold water is the gentler choice around delicate surfaces and the plants beside the house.
Soft-Wash comes in both hot and cold options, and Tom is personally on the job. If you are not sure which your house needs, the quote is free and the answer comes with it.
Siding streaks
One siding wall, one pass of the wash line.
Streaked siding is the classic Soft-Wash job. The streaks are growth, not paint, and the siding underneath is fine once the growth is gone. Drag the line from left to right to see it go.
