Comprehensive Exterior Cleaning Solutions

Comprehensive exterior cleaning, surface by surface

Gum, graffiti, rust, stucco staining, fences, courts and storefronts, cleaned with the pressure and the water temperature each surface can take.

The stains a regular wash will not touch

Dirt is the easy part. What sends people looking for a specialist is the stuff that sticks: chewing gum ground into a sidewalk, graffiti on a wall or fence, rust streaks running down from a fixture, dark staining on stucco and EIFS, fences gone green or grey, and the chalky film that builds up on aluminum and vinyl siding as it oxidizes. Each one lets go of a different thing, so one setting on one machine does not fix them.

The same logic runs across a property. A storefront sidewalk, a tennis court, a pool surround and a cedar fence are four different surfaces with four different tolerances.

Pressure chosen surface by surface

Modern Powerwash is skilled in both high-pressure power washing and the gentler Soft-Wash method, and the whole trick is knowing which one a surface is asking for. Concrete and block can take a hard pass. Stucco, EIFS, vinyl and certain roofing materials cannot, and need lower pressure with more water flow instead. Water can run hot or cold, depending on whether the job is grease and gum or algae and mildew.

The products are eco-friendly, which the business states plainly on its own FAQ. Jamie W. had a deck, fence and backyard furniture done in a single visit and said it looks brand new, and Teresa M. wrote that the solution Tom uses “has no negative impact on my garden plants”.

Homes and commercial properties, same crew

The same people who wash a cape in Wayne also clean storefronts and sidewalks, and the service list below covers both. Residential or commercial, owner Tom is personally on the job, working out of Clifton across North Jersey. Cathy B. had her house, driveway and sidewalk done and wrote that “everything looks like new”.

Modern Powerwash is a licensed New Jersey home improvement contractor, HIC LIC #13VH08949200, fully licensed and insured, and it has been washing here since 1988. Quotes are free, and a call to (973) 777-6336 is the quickest way to describe the surface and get it looked at.

Fieldstone is a different job.

Mortar joints, uneven faces and moss in the gaps mean a stone wall gets a slower, closer pass than a flat wall. Here is one of Tom’s own, before and after.
